Though home sales in South Carolina fell
5.4% last year, they rose 2.5% in the capital
of Columbia and set a record.
"Our old saying is we never boom and we
never bust here. We're a steady real estate
market," says George Jameson...
Part of the reason is that the local economy
is anchored by the University of South
Carolina, state and federal government jobs
and the Army training base at Fort Jackson.
Columbia, with a population of about
117,000, is also seeing an influx of "half-
backers" — people who move from the
Northeast to Florida, then move halfway back
to the Carolinas, often because the threat of
hurricanes is lower and insurance is
cheaper.
During the past two years, there has also
been a small boom in the condo market, with
most of those projects still under
construction. Around the university's football
stadium, for example, four developments are
underway, priced from $200,000 to $800,000.
"Hopefully, our real estate market will be able
to absorb them all," Jameson says.
For now, the market for first-time home
buyers is strong. But the high-end real estate
market, where homes cost $500,000 and
more, has been soft for about six months.
